You don’t need title assurance when you buy a computer, a cell phone, or a new pair of shoes. You take actual possession of such property and title automatically passes to you by delivery of the item or items. By contrast, it would be difficult to actually hand over and deliver to a purchaser a 60-acre farm or a city lot. In the case of real estate, delivery of the property to a purchaser is symbolic rather than actual.
