Below is a glossary of services:
Full State Statute Search A full State Statute Report is a search of all records recorded during the subject state's statute. Common state statutes are 30 years, 40 years and 50 years. All documents filed within the state are provided; open mortgages and all associated documents; judgments against the property and owners; liens against the property and owners; tax map & status; assessment values; easements, rights of way, agreements, restrictions and amendments; and chain of title report included. 100 year and back to patent or grant available.
Vesting Deed Search A Vesting Deed Search is conducted to locate the most recent deed for a given property. A copy of the deed into the current owner(s) showing 100% interest is provided as well as tax map & status and assessment values.
Title Only Search A Title Only Search is conducted on a property from the vesting deed to that state's statute. A copy of each deed in the chain of title found during the scope is provided; tax map and status; assessment values; and a chain of title report.
Two-Owner Search A Two-Owner Search produces the title of a given property going back two owners in the chain of title to the present time. The process entails searching by various methods to retrieve property related documents which are filed in public land records. Open mortgages, liens and judgments associated with the subject property under the current owners; two deeds with warranty language (Quit Claim Deeds will be researched back further) are provided. This means that a deed into the current owner, as well as one to the prior owner, are included. Open mortgages, liens and judgments associated with the subject property and the current owners; judgments against the property and owners; tax map & status; assessment values; and chain of title report included.
Update Search An Update Search is a continuation of a previously completed title search. The purpose is to capture anything that has been recorded since the time of the last search. The Update will be a title search from the effective date of the prior Proficient Land Services chain of title report through the present effective date. The report will include newley recorded deeds; newly recorded mortgages along with associated documents; newly recorded associated documents including satisfactions for any previously reported mortgages; newly recorded judgments and liens against the property and/or owner(s); newly recorded releases of any previously reported judgments and liens; tax status and an updated chain of title report.
Corporate Search A Corporate search can be prepared using Full State Statute Search, Vesting Deed Search, Title Only Search or Two-Owner Search. A copy of the Certificate of Formation, Amendments, Mergers and Dissolutions, Assumed Business Names (DBA), and Apostilles & Authentications will be provided as well as documents included in the various search descriptions.
Competition Search A Competition Search produces a spreadsheet which will reflect parcels that are encumbered (or not) by a Lease or Option to Lease granted within the last 10 years to a Renewable Company encompassing a specific area. The process entails searching by various methods to find any Lease, Options to Lease, or Releases. The report will include the lessee(s) and lessor(s); tax parcel identification number; property description; and Volume and Page (document number) of any active Lease. Copies of active Leases or Option to Lease provided if needed.
Deed Plotting Services Sometimes a property can have complicated descriptions that can be difficult to determined exactly where it is located. If it is not a simple Section, Township and Range description it would likely have a metes and bounds description instead. A Deed Plot of the property as well as the tax map will be provided. A Deed Plot is provided with all searches (if needed) and can also be completed solely.
Utility Routing Services A detailed spreadsheet of property owners, parcel descriptions, tax parcel identification numbers and vesting deed information along any route a Utility Company proposes.
